Building Sanction
Building Sanction is an official approval or permit granted by local authorities or governing bodies before the construction of a building begins. It ensures that the proposed architectural design complies with local building codes, zoning regulations, safety standards, and other legal requirements.
Process:
- There is required to prepare Architectural Design, Structural Drawing, MEP Drawing, Site Plan etc.
- In the second stage, the designed documents and the permit application are submitted to the local building authority.
- In the third stage, the proposed project is checked against local zoning laws and reviewed for compliance with building codes.
- In the fourth stage, if the design complies with all the relevant laws and regulations, the authorities will grant approval, typically issuing a building permit or sanction letter.
- In this stage, after the application and documents are approved, the authorities can issue the sanctioned approval. This is a formal document granting the legal right to begin construction.
Key Components:
- Legal Permissions- The sanction serves as official permission from the relevant authorities, giving legal clearance to begin construction.
- Review of Architectural Plans- The submitted design plans are reviewed to ensure that they align with local zoning laws, land use policies, and building codes.
- Zoning Compliance- It ensures that the proposed construction is in accordance with local zoning regulations, such as building type (Residential, Commercial etc.), height limitations, and land use.
- Compliance with Safety Standards- Sanctioning authorities check whether the design includes necessary safety features, such as structural stability, emergency systems etc. with earthquake-resistant or other disaster-resilient features.
- Environmental & Health Standards- The review process ensures that the design includes appropriate environmental protections, such as waste management, water and energy conservation measures, natural lighting etc.
